If the rental income supports the mortgage under DSCR guidelines, qualification may be possible without submitting W2s or tax returns. Each deal is reviewed to ensure the numbers work before moving forward.
DSCR programs are available with credit scores starting at 620. Higher scores typically qualify for better terms, while lower scores may require additional reserves or a higher down payment. Credit is reviewed alongside the overall strength of the deal.
Down payment requirements can be as low as 15 percent, depending on credit score, property type, and loan structure. In general, lower credit scores require higher down payments, while stronger profiles allow for more favorable terms.
Once property details and rental income are reviewed, investor pre-approvals can move quickly. Because the focus is on the deal itself rather than personal income documentation, the process is often faster and more accurate than traditional pre-approvals.
Financing is available for a wide range of investment properties, including 1–4 unit rentals, short-term rentals, and select 5+ unit or mixed-use properties. Each property is evaluated based on eligibility, condition, and cash-flow performance.
