WHAT IS THE HEROS ADVANTAGE PROGRAM?
This program is exclusively available to qualified community heroes and applies only to loans originated by Green Lending — Akron Branch. The benefit cannot be transferred to another person and may only be used when the eligible hero is the buyer or co-buyer of the home.
The hero must occupy the property as their primary residence and must fully qualify for the mortgage in order to receive the program benefit. These guidelines ensure the program remains dedicated to supporting the individuals who serve and strengthen our communities every day.
HERO ADVANTAGE PROGRAM EXPLAINED
The Hero Advantage Program provides a financial benefit equal to one percent of the loan amount, up to a maximum of $5,000. This benefit can be applied toward the buyer’s closing costs or used to buy down the interest rate for long-term savings.
NO CASH BACK:
The Hero Advantage Program has a strict no cash back policy. The benefit cannot be issued, delivered, or paid out in the form of cash, and the eligible hero cannot forfeit or decline the benefit to receive a cash equivalent. If the loan includes down payment assistance or any other credit that creates excess funds at closing, the Hero Advantage Benefit will be adjusted so that no money is returned to the buyer. The benefit can only be applied to allowable closing costs or to reduce the interest rate and cannot exceed the actual costs permitted by program guidelines.
EXAMPLE:
A loan amount of $350,000 receives a benefit of $3,500. If combined credits are higher than the allowable costs, the benefit is reduced so the buyer does not receive cash back.

Eligible participants include approved community heroes such as teachers, healthcare workers, first responders, military members, and other public service professionals. The program is available only to buyers who meet hero eligibility and loan qualification requirements.
No. The benefit cannot be transferred. The eligible hero must be the buyer or co-buyer on the loan.
No. Only primary residences qualify.
No. The hero must fully qualify for the mortgage in order to receive the program benefit.
Yes. The Hero Advantage Program can be combined with other down payment assistance programs.
